How long will it take to sell my property? That depends. There are a lot of variables when it comes to selling a home. IF your price is right and you happen to go under contract right after listing, you will typically close within 30-45 days. A good question to ask when you are preparing to list is “What is the current average for Days on Market in my area?”
-
What are “closing costs”?Closing costs are the fees and expenses incurred when buying or selling a property, in addition to the purchase price. These costs include various fees like loan origination fees from the lender, appraisal fees, title insurance, escrow fees, and prepaid expenses like property taxes and homeowners insurance.
-
Do I need a home inspection? This is optional, however, I would never encourage a client to forego a home inspection. When you are thinking of buying, cash on hand for a home inspection fee is something to keep in mind. They usually average around $350-$550 in our area.

Why do I need a real estate agent? The common reply to that is “Would you sue someone without an attorney?”. My response is – you don’t need an agent, but it’s the smart thing to do. I have found that every transaction is different and by having an agent work with you, you are benefitting from their experience in handling the variety of issues that can come up in the selling or buying process. Agents are also required to take courses each year to stay educated in the housing world and up do date on new policies coming down the pipe.

Do I need a down payment to buy a house? This is a great question for your lender! For most financing situations, you will be required to have some sort of down payment. This amount is usually a percentage of the purchase price. If you are a first time home-buyer or a veteran, you will likely have a lower down payment amount required than if you are looking at conventional financing.
-
How do I know what I can spend on a home purchase? This is the best place to start. I encourage anyone thinking about buying a home to interview and establish a relationship with a lender. This will be your first stop in the process. When you do this, you will be able to have your financing questions answered as well as get a pre-approval letter. After this is all done, it is time to give your Realtor a call – ME!
-
How do I know what to list my house for?Give your Realtor (ME) a call! We will take a close look at your home and any improvements that you have made. I will take the information to conduct a comparative market analysis. This will give you information about how your home compares to other houses for sale around you.

What is the selling/buying process like?I like to keep it real. Whether you have hope of finding your dream home or nervousness of starting a new adventure or grief because you are closing a chapter, the process can definitely be a roller coaster of emotions. Throughout the process, you will have high highs and low lows. You will likely need advice and a listening ear at some point. This is one of my favorite parts of being the “helper” in buying and selling. This is why it’s so important to find a real estate agent with a personality that works with yours and is someone that you can trust.

How much experience do you have in real estate?I have had my real estate license for almost 4 years, but I have owned and managed rental property for almost 15 years. I have personally purchased and sold 4 residential and 2 commercial properties. I have seen the market go through many ups and downs and am still amazed at the variety and nuances that this job brings!
